The Board of Zoning Appeals holds regular public meetings and hearings to conduct business and review applications on specific appeals relating to the City of Dillon Zoning Regulation in accordance with the “South
Carolina Local Government Comprehensive Planning Enabling Act of 1994“. The Board of Zoning Appeals is a city appointed, state recognized board whose function is to hear and decide appeals for variances when strict application of the zoning ordinance would cause an unnecessary hardship. A variance allows the board to make an exception to an otherwise legitimate restriction for special cases. Special cases occur when
unusual circumstances make the restriction more burdensome than intended. An owner is not entitled to relief from a self-inflicted hardship. The variance must not impair public purpose or be a significant harm to the public or nearby property owners. To obtain a variance based on “unnecessary hardship”, there must at least be proof that a particular property suffers a singular disadvantage from a zoning regulation.

The Board of Zoning Appeals Members must be appointed by the Dillon City Council. When making appointments, the Dillon City Council must consider professional expertise, community knowledge and concern for the future welfare of the total community and its citizens.
